No matter how long a customer may have been renting with them or how the customer may use his/her unit (for business storage or otherwise) Cubesmart raises the rate $20 and $30 per month per year or more frequently without repairing or upgrading the accessibility of carts or safety to or around the site nor adding any amenities like UPS parcel service. Numerous emails come asking for feedback but whatever concern especially rates about which you may write is not addressed.

Parking for loading and offloading is atrocious on gravel parkway by cement beams and the staircase is a hazard, often underwater and it is broken. The hours with onsite staff are shrinking every time I go to my unit.

Staff turnover seems frequent. Cubesmart is in the news for its outrageous rates, proud of its message that greed is top priority.

Price gouging is common in the storage unit industry. Many of these storage unit companies also participate in price fixing by keeping their rates extremely close to their competitors.

Big national companies the rents increases and fees tend to be automated giving the property manager & employees very little say. Tenants have little say and frequently viewed as a hoarder or fool and frequently use/have a used car lot mindset. Staff turnover is a sign of a high pressure environment and/or low pay. They either threaten their employees to get as many fees and increases as possible or in a few cases give them bonuses.

Their version is customer services is putting someone in their office/at their counter.

There strategy is based on gouging the tenant, not long term continuous occupancy. I've seen units lose 30 customers the last week of a month after an increase and I've seen almost no turnover after an increase, it all depends on the individual market.

I can't understand why Cubesmart raises its prices every year. What is the cap?

It seems criminal to just keep raising prices. There must be some control.
